Recent Changes to Buying/Selling Real Estate
Listings on the MLS (Multiple Listing Services) will no longer reflect any seller paid “Buyers Brokers Compensation offerings”. If a Buyer Broker is expecting a seller to pay their compensation, it will need to be spelled out in the offer to purchase and a “Sellers Contribution Addendum” Should be attached to the offer. As always Real Estate Compensations are negotiable, prior to signing an agreement.
As of the first of 2025 all Buyer Brokers representing buyers will be required to have the buyers sign a “Buyers Representation Agreement-Exclusive”The simple definition of this is if the sellers will not negotiate paying a Buyer Broker Fee/commissions, the buyers will be responsible to do so based on the buyer brokers fee that is spelled out in the agreement, if they wish to complete the transaction. - Listing Posted on two Multiple Listing Sites where most Broker post on one.
- CMA Comparative Market Analysis supplied to Sellers,. Broker to pulls comparable properties that fit within appraiser criteria, price adjust features to establish market value that should result in a successful sale.
- Electronic Supra or Sintrilock (Based on MLS) Lock-box, accessible only by Real Estate Brokers and Appraisers, allows property to be Shown securely and easily while you are not home. When Lock box is accessed, you and Broker receive an email of the person and company of who accessed the box.
- SHELBY REAL ESTATE FOR SALE SIGN installed by Broker.
- Listing Broker schedules all showings through the sellers/owners in-order to verify the ability of the buyer to qualify to purchase and eliminate sellers from needing to interact with the Buyers Brokers.
- Full Broker Representation – supplying and handling all aspect of the marketing and selling process to include all offer negotiations/ real estate form/Inspections/Supply Sellers with tracking report on accepted offers as to contingencies being meet as needed by Buyers and sellers responsibility all the way up to closing.
- Public Remarks describing property features supplied by Broker (RMLS allows 2000 letter/characters WVMLS allows 512 letter/characters) more will resort in abbreviating, BR’s/FR ext. Note; MLS’s do not allow any personal contact information names/phone numbers/email addresses in Public Remarks.
- Maximum pictures posted allowed by MLS in Listing (WVMLS = 42 pictures/RMLS = 48 pictures) Digital pictures supplied by Broker.
- Unlimited changes to the Listing for price changes (Change Order required) Open Houses posted into listings.
- Full Service Package has a $489.00 Fee to Terminate the Listing prior to listing terms ending, (for services rendered). A signed change order will be required. If you have paid for Plus Package and chosen to upgrade to full service this fee is waved.
