For Sale by Owners will market their properties on a website that has only exposure on their website, you may include “Will Work with or courtesy to Buyer Brokers”. Problem with this is 90+% of buyers work with a Buyer Broker who are finding other properties they are interested in through syndicated websites linked into the local MLS. Before a Broker will shows your property, he/she will contact you to get a commission agreement and if your competition is offering a higher commission, they may encourage their buyers to go another direction.
