Plus- Package includes no Agency Relationship or Real Estate Broker Professional Advice in sales transactions. Recent Changes to Buying/Selling Real Estate

Listings on the MLS (Multiple Listing Services) will no longer reflect any seller paid “Buyers Brokers Compensation offerings”. If a Buyer Broker is expecting a seller to pay their compensation, it will need to be spelled out in the offer to purchase and a “Sellers Contribution Addendum” Should be attached to the offer. As always Real Estate Compensations are negotiable, prior to signing an agreement.

As of the first of 2025 all Buyer Brokers representing buyers will be required to have the buyers sign a “Buyers Representation Agreement-Exclusive” The simple definition of this is if the sellers will not negotiate paying a Buyer Broker Fee/commissions the buyers will be responsible to do so based on the buyer brokers fee that is spelled out in the agreement, if they wish to complete the transaction.   • Listing Posted on two Multiple Listing Sites where most Broker post on one.
  • CMA (Comparative Market Analysis) supplied to Sellers. Broker to pulls comparable properties that fit within appraiser criteria, price adjust features to establish market value that should result in a successful sale and review in-person the report with sellers.
  • Electronic Supra or Sintrilock Lock-box accessible only by Real Estate Brokers and Appraisers, allows property to be Shown securely and easily while you are not home. When box is accessed, you and Broker receive an email of the broker/time/date/contact info. and company of who accessed the box. Not only does this add security but also allows the seller to follow up for any feedback on the showing.
  • SHELBY REAL ESTATE FOR SALE SIGN installed by Broker.
  • Sellers. Public Remarks, describing property features supplied by Broker or sellers (RMLS allows 2000 letter/characters WVMLS allows 512 letter/characters) more will resort in abbreviating, BR’s/FR ext. Note; MLS’s do not allow any personal contact information names/phone numbers/email addresses in Public Remarks.
  • Broker to take digital pictures and post into the listing. Maximum pictures posted allowed by MLS in Listing (WVMLS = 42 pictures/RMLS = 48 pictures). I will post pictures from a professional photographer if you choose to hire one. See MLS Picture Requirements and Limitations before hiring a photographer.
  • Printable Flyer emailed to you.
  • Unlimited changes to the Listing for price changes or sellers open house postings.
  • All Oregon Real Estate Forms, sales agreement/counter offers/inspections and repair counter offer addendums ext. including required Property Disclosure forms, supplied to seller as needed. Forms are to be completed by the sellers.
  • Listing Documents signed via Digital Signatures.
  • Seller affirms that (i) no offer of Buyer Brokerage Fee to a buyer broker is required, (ii) Seller is not required to accede to a request from a buyer broker to pay Buyer Brokerage Fee, and (iii) the amount of Buyer Brokerage Fee (if any) is negotiable between Seller & Buyer as part of a Real Estate Sale Agreement.
  • Terminate Listing at any time for any reason. No refunds after service is performed.
