Plus-Package Is designed for Broker to visit the property and meet with the sellers, review marketing strategies, take digital pictures, review with sellers CMA (Comparable market Analysis), install electronic lock-box (accessible by Brokers and appraisers only) allowing secure access for showings, Plus- Package includes no Agency Relationship or Real Estate Broker Professional Advice in sales transactions. To better understand Agency Relationship, see INITIAL AGENCY DISCLOSURE PAMPHLET (OAR 863-015-0215) Plus-Package – Sellers are to negotiate directly with the Buyer Broker or Buyers, if no Broker is involved in the transaction then seller pays no commissions.. Note; Agency/Broker Representation is included in Full-Service Package.

• 6 Month Full Listing Posted on WVMLS (Willamette Valley Multiple Listing Service) and RMLS (Regional Multiple Listing service) w/IDX (Internet Data Exchange) syndicated postings into Realty.com/Zillow/Trulia/Redfin/homesnap and all other Real Estate websites associated with full priced brokerages.

• Listing Posted on two Multiple Listing Sites where most Broker post on one.

• CMA (Comparative Market Analysis) supplied to Sellers. Broker to pulls comparable properties that fit within appraiser criteria, price adjust features to establish market value that should result in a successful sale.

• Electronic Supra or Sintrilock Lockbox (Based on MLS) accessible only by Real Estate Brokers and Appraisers, allows property to be Shown securely and easily while you are not home. When box is accessed, you and Broker receive an email of the person and company of who accessed the box.

• SHELBY REAL ESTATE FOR SALE SIGN installed by Broker.

• HOME BY SHOWING TIME –  A third party online service company that handles showing request by taking the appointment, contacting you via text/phone/email as it is setup and response back to the Broker with a confirmation once you accept the showing time. Keeps you from the hassle of taking calls and protects your contact information. Because your phone number is note in Private Remarks you will want to list your email so Brokers know where to send offers.

• Sellers. Public Remarks, describing property features supplied by Broker (MLS allows 512 letter/characters) more will resort in abbreviating, BR’s/FR ext. Note; MLS’s do not allow any personal contact information names/phone numbers/email addresses in Public Remarks.

• Broker to take digital pictures and post into the listing. Maximum pictures posted allowed by MLS in Listing (WVMLS = 42 pictures/RMLS = 32 pictures). I will post pictures from a Professional Photographer if you choose to hire one. See MLS Picture Requirements and Limitations.

• Printable Flyer emailed to you.

• Unlimited changes to the Listing for price changes or Open House postings.

• Property Disclosure forms, emailed or link to digitally complete by the Sellers,.

• Listing Documents signed via Digital Signatures.

• Listing Type is “Exclusive Agency” defined as (Seller agrees to pay Buyer Broker a commission at Closing if a Licensed Broker is the cause of the sale. You choose the B.A.C. (Buyers Agent Commissions), amount is published in the full listing page, (Typical 2.5% of Sales price) If a Licensed Buyer Broker is not involved, then no commissions are due.

• Terminate Listing at any time for any reason, at no cost. No refunds after service are performed.
