Basic Package – For sellers that want the exposure of being on all Real Estate web-sites and are comfortable handling the rest.

Basic Package at $389.00 is paid upfront prior to posting the Listing on the Multiple Listing Service. Basic Package Is designed as a desktop listing service with No Broker to visit to the property, all corespondents are done through email and digital signatures. Registered sellers/Owners of the property will need to text or email contact information of all registered owners and email address to the Listing Broker in-order to receive required listing agreement documentation to review and sign. Property details and pictures are to be supplied by the Seller. Basic Package has No Agency Relationship or Real Estate Broker Professional advice regarding written offers. To better understand Agency Relationship see INITIAL AGENCY DISCLOSURE PAMPHLET (OAR 863-015-0215) this pamphlet is required to be presented to any person’s discussing real estate with a licensed Real Estate Broker in the State of Oregon by the Oregon Real Estate Agency. Recent Changes to Selling/Buying Real Estate

Listings on the MLS (Multiple Listing Services) will no longer reflect any seller paid “Buyers Brokers Compensation offerings”. If a Buyer Broker is expecting a seller to pay their compensation, it will need to be spelled out in the offer to purchase and a “Sellers Contribution Addendum” Should be attached to the offer. As always Real Estate Compensations are negotiable, prior to signing an agreement.

As of the first of 2025 all Buyer Brokers representing buyers will be required to have the buyers sign a “Buyers Representation Agreement-Exclusive or None Exclusive” The simple definition of this is if the sellers will not negotiate paying a Buyer Broker Fee/commissions the buyers will be responsible to do so based on the buyer brokers fee that is spelled out in the agreement. Basic Package Includes

• 6 Month Full Listing Posted on WVMLS (Willamette Valley Multiple Listing Service) and RMLS (Regional Multiple Listing service) w/IDX (Internet Data Exchange) syndicated postings into Realty.com/Zillow/Trulia/Redfin/homesnap/and all other Real Estate websites associated with brokerages.

• Listing Posted on WVMLS and RMLS where most full price brokers post on one.

• Digital Pictures supplied by Seller or Professional Photographer (Requires a Photography Assignment of Specific Use Agreement or similar agreement)
  Maximum number of pictures allowed by MLS in Listing (WVMLS = 42/RMLS = 48 pictures) See Pictures Requirements and Limitations before taking pictures.

• Public Remarks describing property features supplied by Sellers (RMLS allows 2000 letter/characters WVMLS allows 512 Letter/characters)) longer descriptions will need to be abbreviating, BR’s/FR ext. Note; Both MLS’s do not allow any personal contact information names/phone numbers/email addresses in Public Remarks.

• Sellers contact information will be posted in Private Remarks (viewable by Real Estate Brokers only) in-order to Schedule Showings, Also stated in private remarks is, “Listing Broker is Limited Representation and sellers have opted-out of Listing Brokers Representation.

• Unlimited changes to the Listing for price changes (signed change order required) or sellers Open House postings.

• Property Disclosure forms supplied, emailed or a link to be digitally filled out by Sellers.

• Listing Documents signed via Digital Signatures.
• Seller affirms that (i) no offer of Buyer Brokerage Fee to a buyer broker is required, (ii) Seller is not required to accede to a request from a buyer broker to pay Buyer Brokerage Fee, and (iii) the amount of Buyer Brokerage Fee (if any) is negotiable between Seller & Buyer as part of a Real Estate Sale Agreement.
• Terminate Listing at any time for any reason at no cost. No refunds after service is performed.
